Raymond Schillinger: Serious Gaming: Improving the World, One ...

As a card-carrying member of the millennial generation, I came of age alongside video games. The soundtrack of my childhood could be compiled entirely from 8 and 16-bit Nintendo theme music.

Games -- from hide-and-seek on the kindergarten playground to canasta at the senior center -- are an integral, lifelong part of the human experience.

When we think of games, we often think of them as merely serving as entertainment or distraction from "serious" activities. At last week's Tech@State: Serious Games conference here in D.C., that limited understanding of games was thrown out the window. Sponsored by the U.S. State Department's Office of eDiplomacy, the two-day convergence of technologists, developers and innovators in the gaming industry illustrated the wide-ranging impact of games in our tech-infused world.2011-05-31-IMG_1510.JPG

The most profound takeaway I gleaned from the conference was the growing impact of social-based gaming as a platform for meaningful change in the real world. Two decades ago, the video game market consisted entirely of content designed for isolated, one or two-person experiences. I have vivid memories of guiding my ox cart across a 2-D Oregon Trail, hoping desperately that my?traveling party would not be prematurely terminated by dysentery.

Today's games, by contrast, are built around giant, fluid and interactive networks of users. The powerhouse franchises of the past decade -- World of Warcraft, Call of Duty, and FarmVille, to name a few -- are practically dependent on a critical mass of multiplayer interaction for basic operation.

The increasingly sophisticated communication technology that has enabled social gaming to operate on a massive scale has set the minds of many leading technologists and innovators to work finding ulterior, socially-beneficial purposes for these games. The same principles that underpin socialized "entertainment" games -- knowledge/skill acquisition in a rules-based environment, cooperative competition, achievement through progress and/or ranking against others, etc -- are being translated to games that aren't solely useful for amusement or challenge.

Being organized by the State Department, it was hardly surprising that many of the games discussed involved international affairs, public policy and diplomacy. The creators of overtly cause-based games such as Peacemaker (a RPG-style virtual simulation of the Israeli-Palestinian conflict that provides a historical context of the conflict to both Hebrew and Arabic-speaking audiences), Tilt (a puzzle-based iPhone/iPad game centered around cleaning up virtual carbon waste and sharing those achievements on a worldwide scoreboard), and the iCivics suite (web-based interactive games that educate users about civic institutions) were on hand to discuss the challenges and rewards of building "games for good."

2011-05-31-IMG_1500.JPGPlaypower, the pet project of a passionate group of programmers and researchers, is bringing simple educational video gaming to developing nations, where access to modern classrooms or textbooks is, at best, inconsistent. By building $10 TV-compatible computers out of discarded keyboards and equipping them with cartridge-based educational games, the Playpower team is aiming to inspire an 8-bit educational revolution.

"Gamification" in the real world is not new. Countless aspects of our society -- from tax incentives to local elections -- can be explained in terms of game mechanics. Even the runaway social media successes of the Web 2.0 era -- Facebook, Twitter, Foursquare -- are essentially thinly-veiled gaming platforms that thrive on our desire to compete for points in a fixed system, whether it be in terms of friends, followers or badges.

Translating virtual or intangible achievements into material improvements in the real world remains a challenge for developers, but progress is being made in surprising areas. Companies such as Arlington-based OPOWER have successfully fused the behavioral psychology of gaming with cutting-edge technology to encourage energy efficiency by way of your monthly electric bill. And any time you hear about the latest attempt to "crowdsource" a problem (e.g. by supplying open source health data sets to app developers), you are witnessing "serious games" in action.

The "metagame" on display at the conference -- i.e. the game of making serious games -- is one where the competition is growing and the rules are always changing but in the end, it's a game where we all win.

Four Common Security Myths|News and Society Site

Friday, May 27th, 2011 | General

A flawed wellbeing is something including the intention of you reconcile offers safeguard but in actuality cannot in detail care for you prudent. For approximately of us, this category of belief allows us to pocket a nap a modest best at night. For others, we austerely reconcile in flawed securities in check over of the fact including the intention of including the intention of?s what we were educated. Pocket a preview at these six run of the mill wellbeing myths?you may be bowled over at what you learn!

You are a cut-rate amount of liable to be a victim all through the daylight.

Here?s something in this vicinity the daytime including the intention of makes us believe a modest safer. Maybe it?s the detail including the intention of our senses (above all notice) seem more competent all through the day. Data trade show including the intention of honest crimes such as rape, vandalism, theft, manipulate, and additional such crimes pocket house only as greatly all through the day as they do at night. Even as it?s real including the intention of approximately criminals extremely the pocket in of darkness, not all are apprehensive in this vicinity being compensated spellbound in the commence. In detail, it is doubtless more liable including the intention of a criminal would try to advance lobby to a name?s household all through the day as the occupants are at bring about or lecture.

Broadcast are a cut-rate amount of liable to commit a crime if here are witnesses nearly.

Including the intention of ancient adage including the intention of here are might in facts seems to be greatly a cut-rate amount of applicable in now?s society. Maybe it is our sense of self-maintenance or including the intention of we are austerely too unavailable to see a crime being passed out. Statistically language, bystanders are not extremely liable to get caught up if they see a crime in movement, so you shouldn?t depend on others to recommend itself to your aid if you are being attacked. This is one of the foremost reasons why moving interrupt spray or a additional self safeguard manufactured goods is so essential.

Wellbeing guards place forward as greatly safeguard as a control detective.

Maybe it?s the standardized including the intention of leads us to reconcile including the intention of the incidence of a wellbeing detective is reassuring. In actuality, most wellbeing guards be inflicted including modest schooling and few tools at their disposal to satisfactorily intervene including a crime in administer. A control detective has a sworn job to care for citizens all through distress, even as the job of a wellbeing care for is to crash any crime including the intention of they see pocket house. Whether a wellbeing care for does no matter what thing to aid the victim is perfectly up to the self in the standardized.

Flush if a restraining peacefulness can scare fastidious broadcast into maintenance dead, it really has no corporal potential to do so. Commonly the category of self including the intention of one would get a restraining peacefulness hostile to does not vex whether they are violating a restraining peacefulness or contravention the law. Restraining instructions are evenly violated (and now and again including honest and flush lethal outcomes), which is water-resistant including the intention of flush if the piece of document force be comforting, it really has no potential to care for a victim.

Even as it?s kind to allocate physically to reconcile including the intention of you and your family ranking are prudent by lingering-distress these myths, it is vital to admit including the intention of you may not be as prudent as you reflect. The certainty can be a modest terrifying and flush yield you to drop pocket a nap at night. Living With Ears ? SpinPad

What the ear does is augment sounds and then transports them to the brain wherein in that area, these sounds will be construed. Transferred from the air into our outer ear, this is how sound waves are converted into brain information. The obvious part of the ear where ear wax gathers around is called the external ear canal.

The final destination of vibrations produced by sounds is the bottom of the ear canal which is the eardrum or the tympanic membrane but before that, it first passes through the external canal. Sounds start from the outer ear into the eardrum and then head towards the middle ear canal. In the mid part of the ear canal, the three microscopic bones can be found which are referred to as the ossicles. By the entrance to the inner ear, there is a membrane located at the contrary ending of the elliptical pane and it shakes when the eardrum resonates and pushes these minuscule bones.

You will find the cochlea in the inner ear and this is what allows people to hear while responsible for keeping balance is the vestibular apparatus. The inner ear contains some kind of a liquid that shifts the tiny hair cells inside the cochlea. After this, the noise travels to the nerves and then to the brainstem and lastly to the brain.

There is a possibility for a person to lose his sense of hearing if the outer part of his ear or the middle portion encounters some unusual changes. In this case, there is no sound leader. If you experience some anomalies occurring in your brain stem and brain, as well as with your inner ear, then expect to have some defect with your ability to hear.

Conductive hearing loss is a widespread disease which later on develops to a harmful illness called otitis media. The bones will be unable to move because their way is hindered by the watery composition that is in the middle area of the ear. Otosclerosis, shock, defective births and growth in the canal are just some of the many problems hinders a person to hear properly.

It is important to recognize the basis of where sensorineural hearing loss begun in order to very well knows the illness. The culprit behind deafness if the symptoms were seen with no basis might be labyrinthitis or the internal section of the ear might be inflamed. It doesn?t necessarily follow that because a person doesn?t suffer from differential hearing, he is free from labyrinthitis. In this case, things like chronic otitis media, meningitis, or contagions in the middle ear or brain can lead to the problem.

Signs of Meniere?s disease and communicable labyrinthitis are the improvement of subacute and the non stop weakening of a person?s change to hear. It is possible to experience getting a little bit shaky, to not understand words accurately, suffer tension in the ears, and feel some sort of a murmur when you have Meniere?s condition. There is a chance for a person to still hear but if after some time the problem aggravates, the patient might be deaf as long as he lives.

Better visit a medical institution if you feel certain difficulties when it comes to hearing. When it comes to this, a hearing test may be required. It is important that you tackle this issue at its earliest stage to prevent more problems from happening. If you encounter problems such that it is irreversible, this shouldn?t stop you from figuring out the root cause. There are times when you need to rely on hearing aids.

Setting Expectations Up Front - Las Vegas Real Estate | Communities

by Renee Burrows on May 26, 2011

So a potential buyer said to me recently ?why are you discouraging me?? ?I was not trying to discourage them but rather give them information about the market to make sure they are ?in it to win it? & give them the information they need to make sure they have the patience to stick through this rather sticky process.

Once upon a time, long ago in a land far far away, buyers had a dream to buy a home. ?They had their dream home in mind:

  • I could set them up on an MLS email campaign to receive all new listings
  • I could show them about 10 homes
  • They would pick out one
  • We would write an offer
  • Hear back the next day (sometimes the SAME day)
  • We may have had to negotiate a bit
  • We could get an accepted contract quickly
  • They would apply for financing (financing used to be so easy that ham sandwiches could get financed so we never had to worry about it.)
  • We would have a home inspection and if any problems were found, the seller would probably fix them.
  • The appraisal always seemed to be ?spot on?
  • We could close in 30 ? and in some cases ? less than thirty days!
  • THIS with typically NO MONEY DOWN!

It was easy cheesy peasy. ?Unfortunately things aren?t so easy anymore.

Everyone wants a deal with Las Vegas real estate. ?Everyone wants the deal to be nice and easy and smooth.

Unfortunately if you are one of those ?everyones? who wants a deal ? you have to pay your dues ? especially if you are financed!

I can?t begin to tell you HOW MANY buyers I have had walk through my virtual door because their agent did NOT explain the short sale process and they got stuck in a short sale escrow ? somehow. ?I cannot begin to tell you how stressed out those buyers were from wading through the ?unknown?.

I will not sugar coat any perspective buyer to lead them to believe that the process is so simple.

The reason why it isn?t easy to get financing is because everyone ? EVERYONE ? is a default risk. ?Even the tightest most qualified buyers. ?You have to be special to buy a home these days with either cash or financing.

These are just examples of SOME of the problems that happen from start to finish. ?I like to set expectations up front because if a buyer whines before we can even get them approved (which is before we look at homes), I may decide to walk away from working with that buyer. ?Sometimes I can?t even imagine the screaming that will come when we hit REAL problems.

My job is so far from easy these days and keeping a buyer in tune with REALISTIC expectations may make me lose one or two buyers from the onset but may save me some sanity when we are dealing with major problems.

If you want a deal ? you will have to earn it.

Google Bursts Onto Mobile-Payments Scene With ?Wallet,? ?Offers?

NEW YORK ? Tech juggernaut Google rolled out its highly anticipated mobile-payments system on Thursday, with company officials unabashedly declaring the advent of ?a new era of commerce.??Dubbed Google Wallet, the new product launched with a closely related initiative: Google Offers, a targeted daily-deal service that will compete with the first-movers Groupon and LivingSocial.

Google?s move instantly accelerates the booming point-of-sale digital payments arms race, and represents the most comprehensive and ambitious foray into mobile payments by any of the large players jockeying for position in the nascent but already-booming arena that Google says it believes will quadruple over?the next four years.

?We believe the shopping space has not yet been fully transformed by technology,? Stephanie Tilenius, Google?s Vice President of Commerce, told a?packed press conference at its New York City headquarters.

Although Google?s digital wallet news was expected, Google Offers had not been on the press tech?s radar for today?s event. Many have taken for granted, however, that Google would build what it could not buy after Groupon?reportedly?spurned a $6 billion offer.

Google is pinning its hopes for a big piece of the action on a so far little-used technology, at least on these shores: near field communications (NFC), a short-range tool that operates on wireless frequencies similar to RFID chips and tags.

At launch, Google Wallet will be compatible only with the Nexus S 4G device, available on Sprint. Tilenius said Google expects to add functionality for more phones over the next several months.

Very few handset makers have announced plans to include NFC chips. It?s anybody?s guess if Apple, whose iPhone is the market leader, will do so for its next-gen version this fall, although experts believe that the company is working with the technology.

nathanial - Video Conference Hiring Interviews for Veterans

HomeDisability InformationDisability Employment - JobsUS Disability Employment

Information provided by High Speed Video - Published: 2011-05-23

Veterans Career Expo in New York connected with dozens of military bases for full featured video conferences using High Speed Video's ClearVision software based managed service.

High Speed Video (HSV), the leading provider of software based enterprise grade video communications and desktop telepresence as an end-to end managed service, and Hire Disability Solutions (HDS), a certified disabled owned company promoting the inclusion of people with disabilities and Veterans into mainstream employment, announced today that as part of the HDS Global Veterans Career Expo being held in NYC on May 24, HSV's ClearVision Technology will be used to conduct hundreds of video conference interviews over the course of the event and the virtual expo that will continue for the following 2 weeks across dozens of military bases in the US and across the world.

"High Speed Video has given us the ability to fire up the best possible video communications virtually instantaneously, without the need to move equipment and infrastructure, across multiple locations, and at a scale that normally would have required weeks of preparations and logistics," said Jeff Klare, CEO of Hire Disability Solutions . "Particularly at a time when the economy is tight and we're dealing with heroes who for reasons of duty, physical conditions, or financial constraints cannot travel to the event, HSV provides an alternative almost as good as face to face interactions towards overcoming the time and distance limitations in job seekers meeting with hiring organizations."

HSV's ClearVision solution is the industry's leading solution for on-demand enterprise grade, fully secure, standards based video communications offered as a service. The platform is implemented entirely in software so that it can be implemented on off the shelf desktop grade PCs and Mac computers. At the same time where legacy standards based equipment already exists, ClearVision bridges between this and other software based endpoints through and entirely managed platform service. At the Global Veterans Career Expo, ClearVision will be used to connect the event location with military bases and other locations from where disabled veterans will be able to speak with hiring managers from more than 50 participating member companies.

"It is indeed gratifying to see a leading technology provider like High Speed Video support the rehabilitation of the brave men and women of our armed forces," said Colonel Curley, a disabled Veteran and former aide-de-camp to General Normal Schwarzkopf, and currently The Chairman of New York States for VETS. "It is an indication of how far some technologies have come towards making what was once a major technical operation to now be something that is agile, flexible, almost 'portable' through HSV's cutting edge architecture and services platform."

The 2011 Veterans Career Expo is being held in partnership with The New York Times, Veterans Across America, RecruitMilitary and the New York City Business Leadership Network (NYCBLN). This historic Veterans' Career Expo will also run virtually online simultaneously and for 2 weeks thereafter spanning military bases around the globe. The Expo will also be making available numerous workshops.

Dozens of virtual meetings and interviews using HSV's desktop Telepresence solution will take place simultaneously across multiple locations. For the Expo and continued virtual hiring career fair, HSV will deploy 5 desktop based terminals at the Expo that can simultaneously be connected with the other locations throughout the world at military bases with fully secure, high definition two way video conferencing. The parties can be engaged in 1-1 conversations or multipoint video conferencing sessions. The various locations require no advanced equipment other than a desktop or lap top computer with a web cam. At locations where advanced Telepresence rooms or third party video conferencing equipment is already installed, HSV will integrate without requiring any special equipment to be mobilized.

"It is an honor for HSV to support HDS work the Veterans of this country. This is the first time that such scale video conferencing has been deployed in such a dynamic fashion towards doing something that has traditionally required a lot of in person face to face interaction," said Michael Maresca, CEO of High Speed Video. "The fact that HSV can be deployed without any infrastructure, or operational and technical logistics makes it uniquely suited for such an event."

HSV's ClearVision serves the needs of enterprises, major league sports teams, hospitals and medical institutions, financial services institutions and banks, and other government and educational markets in providing highly secure, reliable, on-demand, enterprise grade high definition desktop Telepresence and video conferencing solutions that uniquely allow on demand, fully featured video communications without any infrastructure or IT costs by customers.

About High Speed Video: High Speed Video (HSV) is the first and only software based, fully managed service delivering enterprise grade video communications that is within the reach of large enterprises and small businesses alike. Gootip: You Know What?s Hipper Than Hipster? Actually Launching

You know what's hipper than Hipster? Actually launching. OK, that's not quite what the three-person team behind new local Q&A site Gootip said but it's true that this tiny French startup launched this week has got their product out in the wild in full before their US-based rival. Ignoring the host of other location-based Q&A offerings, Gootip is also keen to point out that it isn't a Hipster clone and that the company started work on their product before the Hipster buzz. Unlike Hipster, Gootip hasn't taken funding either.

Lady Gaga Wrote 'Bad Kids' For 'Extraordinary People,' Producer Says

In latest edition of MTV News' Track by Track, Fernando Garibay breaks down ninth song on Born This Way.
By Jocelyn Vena, with reporting by Kara Warner

Lady Gaga

The ninth track on Born This Way, "Bad Kids," is unapologetic Lady Gaga at her fiercest.

The metal-tinged disco anthem about embracing yourself includes a line that has Gaga singing, "I'm a twit, degenerate, young rebel and I'm proud of it / Pump your fist if you would rather mess up than put up with this." Like so many of the anthems on Born This Way, which officially dropped on Monday (May 23), the song is about accepting and celebrating perceived flaws.

If you don't think anyone else gets you, Lady Gaga does, and when she sat down to write the track with producers Fernando Garibay and DJ White Shadow, she had some bad kids in mind. " 'Bad Kids' is something that we all collaborated with — Gaga, White Shadow [and me]," Garibay told MTV News. "Gaga came offstage one night, I remember, and she said, 'I have this idea for a song, "Bad Kids," ' " he recalled.

The song is tough and in-your-face, but also soft and heartwarming, with Gaga singing on the breakdown to the disenfranchised rebels of the world, "Don't be insecure/ If your heart is pure/ You're still good to me/ If you're a bad kid, baby."

That sentiment, Garibay said, perfectly reflects what Mother Monster and all of her little monsters are about. "Just because you're a bad kid growing up, doesn't mean you're a bad person," he said. "And a lot of bad kids end up being extraordinary people, like Lady Gaga, and she wanted to make people who had a rough start or maybe not the most ideal circumstances have a voice and a message. And it's basically about staying true to yourself and if you're bad, so what? You can still be great. There's good, bad and I think that's pretty much what it's talking about."

What do you think of "Bad Kids"? Tell us in the comments!

Don't miss MTV News' hour-long, exclusive interview "Lady Gaga: Inside The Outside" airing Thursday, May 26, at 9 p.m. and 11 p.m. ET/PT on MTV.

Cold Doesn't Stop Plant a Row Gardening Helpful Home Improvement

Posted by Alica Osborn . Published on 23 May 2011, No Comments Received

Saturday was a cold day for one of the Plant a Row for the Hungry kickoff events, but that didnt dampen gardening spirits. Volunteers, Elizabeth Staton and Cynthia Pasquale, kept busy by handing out free garden starter kits to more than 100 gardeners.

The kits included free vegetable and herb seeds from Colorado seed companies BBB Seed, Botanical Interests, and Lake Valley Seed. Gardeners promised to plant the seeds and donate extra produce to any of the Food Bank of the Rockies donation sites or food service agencies in their neighborhood.

More images from the day are posted on our Plant a Row Colorado Facebook page.

Oprah's Final Show: Nate Berkus Gives the Scoop

Oprah's Final Show: Nate Berkus Gives the Scoop

Oprah Winfrey is many things. Intelligent? Yes. Relatable? Yep. Generous? You bet. But hilarious? According to her longtime friend Nate Berkus, the daytime talk-show doyenne knows how to deliver a punchline.

"That’s one of the little-known things about Oprah," the design guru tells iVillage. "She’s always the funniest person in the room, no matter who else is at the table."

Berkus, 39, got his TV start as a regular guest on The Oprah Winfrey Show more than ten years ago. And as the Winfrey's 25-year reign comes to end (with her final episode airing May 25), the interior designer -- who now hosts The Nate Berkus Show -- reflects back on the woman who helped make his own dreams come true.

How do you feel about The Oprah Winfrey Show coming to an end?

I think it's the right time, but it's very bittersweet for me. I feel like Harpo has been a family to me.

What was your first impression of Oprah?

Hilarious. I truly thought she was hilarious. That’s one of the little-known things about Oprah. She’s always the funniest person in the room, no matter who else is at the table.

What's the funniest thing she's ever said to you?

It’s not even like that. It’s pretty constant.

Why do you think she's so relatable?

She’s never hidden anything from anyone. She's the exact same person on the screen as she is off the screen. I think it’s her authenticity that really resonated. Because people are smart, and they know when people are telling them the truth. And Oprah has always told the truth. Telling the truth makes you very powerful.

Is there anything about her that's different off camera?

I’m happy that people are watching (her reality show) Season 25: Oprah Behind the Scenes this year. You see Oprah not on set, not on the show. And I think that’s also a very accurate side to Oprah.

You get to see her as a tough businesswoman, right?

Yeah, and it’s funny and there’s swear words. Like all of us, she’s got many sides.

Do you ever think she's intimidating?

No, I don’t find Oprah to be intimidating, but I think there's a respect that's there because of her life experience and her knowledge and willingness and openness to new things. She deserves a lot of respect.

What memories from the show stick out in your mind?

When I came back from the tsunami (in the Indian Ocean in 2004, during which he lost his partner), I came on the show to help raise money to rebuild the town where I was. Oprah was just staring at me without saying anything when I was speaking. And I could just feel her empathy in that moment.

What's the best advice she's ever given you?

Always listen to my inner guide. No matter what the stakes, no matter who’s telling me different, no matter what anyone’s saying will be the backlash. Always trust my inner voice.

Has she given you advice about hosting your own show?

Of course, yeah. But the mistake that a lot of people make with Oprah is that they think she has the answers for them. A lot of people think, "Well, it’s Oprah, so she’ll know exactly what I should do." But she’s taught me that you need to figure out what feels right for you. No one else can tell you what the right choices for you are. And that’s also been a big part of The Oprah Winfrey Show. The way she’s presented information for the past 25 years has not been "do this" or "eat that." It's been, "This is something that I’ve found that I'd like to share with you, and you can make your mind up how you see fit."

How has she changed your life?

Well, one, she’s a dear friend. And two, I think that she allowed me to be one of the very, very lucky people who get to do what they love to do. I take my passion and share it with millions of people. And I don’t know what’s better than that.

Do you have a favorite episode of The Oprah Winfrey Show?

Wow, there really were so many for me that resonated. I love the one where they had men who had been abused. I thought that was incredible. And I really loved all the opportunities that I had to be that guy who rings the doorbell and somebody knows as soon as they see me that things are changing -- and they’re changing for the better.

What does that feel like?

It’s amazing. It's making a difference in people’s lives, and that’s what I hope to do with my own show.

Oprah recently gave you a tour of her home on your show. Did anything surprise you about her house?

One of my philosophies for a long time has been that people really deserve to love the way they live. Our homes should really be a space, at any price, that we feel a sense of peace and a sense of connection with. The depth to which Oprah feels that about her home is something that made me really happy.

Do you have any inside info on what viewers can expect from Oprah's final show?

Nope! Unfortunately, I cannot tell you that. It’ll be spectacular, though!

Breast Cancer edited the following:

I cruise this ?Cancer? forum because my wife has breast cancer and I like to help with answers, but? What is all the references about PH water? Usually I am interested in traditional methods of fighting cancer because they are proven. When it comes to experimental remedies, I am not for them because my wife?s life is hanging in the balance, and I want to keep her as long as I can. Any thoughts on this ?water??

-tiny Valkyrie
I practice Chinese medicine, and there?s more to getting and keeping the body?s chemistry in balance than drinking ?special? water.

I?d recommend a consultation with a traditional Chinese medicine practitioner to revamp her diet, do some acupuncture, and supplement with vitamins and herbs to help her body fight the cancer more effectively.

-Muriel L
I don?t think their is such a thing as pure water, wherever its bottled or it comes out of your tap, but I think its a good idea to try an lessen the toxins that are contained in water, I always filter my tap water before I use it for drinking or for making tea or for cooking plus it taste better, the best cure for cancer is to stay positive. I have been fighting breast cancer for 5yrs, if you like to email me please feel free to do so . best of luck to you and your wife xxxxx

Personal Finance Check-up: Student Loan Debt

May 22nd, 2011 by jtrotman1

It?s graduation season across the country and undoubtedly you?ve racked up quite a sizable amount of debt. The premise behind amassing student debt is to improve your quality of life. As you?re considering your options and prepare for the inevitability of moving to another city, you?ve probably wondered how this massive amount of student loan debt will effect your ability to purchase a home. Maybe homeownership is not on your to-do list just yet but it will be.

And now is as good of a time as any to consider its impact on your credit and ability to purchase big ticket items. As you know, a good credit score is the key to being able to qualify for any loan. The higher the credit score, the likelihood that you will be approved.? Be aware that defaulting on your student loans can have grave consequences.? Your lender can assign your loan to a collection agency who will hound you to the ends of the Earth, garnish your wages, or take possession of your federal and state income tax refunds.? This can all be avoided by knowing the options available to you.? Taking care of your personal finances is the key to achieving your long-term goals.

So, how does student loan debt fit into your credit worthiness?
As a new grad, you have the ability to defer the loans at least for a time while you look for employment. Take advantage of this because the job market is very tenuous in some places.

  • Make a plan.? Before you have to begin making your monthly payments, research your options.? This will likely mean that you have to put off a new car for a while and continue living with your parents.? Either way, you want to make sure that you utilize every available avenue so that you don?t default on your loans
  • Consider consolidating your loans (undergraduate and graduate).? Not all lenders offer student loan consolidation programs.
  • As you relocate, ensure that you update your contact information for your lender.? If you miss any payments, they will contact you but you will also be notified about important changes and promotions that can affect your monthly payments.
  • Look for student loan forgiveness programs.? These professions may not have high starting salaries but it is an opportunity to have a significant amount of debt eliminated.
  • Find out if you qualify for any special programs and a fixed interest rate. This can ensure that your monthly payments are stable at least for a time.
  • Don?t neglect your savings.? While it may seem an impossible feat to manage paying your student loans every month coupled with other living expenses, it is still possible to start saving for the future.

Neglecting your student loans is a?NEVER a good?idea.? Aside from being reported to the credit bureaus, sent to collections, and lower credit scores, you will rack up thousands of dollars in late fees and other charges.? Eventually, the amount of money to have to repay will be a sum much larger than if you paid your monthly bill or negotiated another payment arrangement with your lender.? You can recover from defaulting on your student loans and begin improving your credit worthiness.? There are federal programs that have been developed to help students through financial hardships without adversely impacting your credit rating.? Credit matters and the more knowledgeable you are about your options, the greater chance you have to?achieving your personal and career goals.

Protecting Tenants From Foreclosure | Home-Family-Parenting Blog

as a result of the recent rash of foreclosures which number in the hundreds of thousands, residential tenants residing as leaseholders in residential real estate become collateral victims and are forced to vacate their leaseholds, often with minimal notice.

One of the most frequently asked questions posed to real estate lawyers today is ?What are the rights of a tenant when the property they are occupying has been foreclosed by the bank??

As a direct result of this ever growing problem, the Obama Administration in a bill enacted and approved in May of 2009, known as the Protecting Tenants at Foreclosure Act of 2009 as part of Title VII of the Helping Families Save Their Homes Act of 2009 and codified at 12 U.S.C. 5220.

Enacted during a period when unprecedented numbers of foreclosures were occurring across the country, the Act ensures that tenants receive appropriate notice of foreclosure and are not abruptly displaced.

Under the new law, a lender or other immediate successor-in-interest, generally, the purchaser who acquires residential real property by virtue of a foreclosure sale on a federally ? related mortgage loan, must provide bona fide tenants residing in the property with notice to vacate of at least 90 days. 12 U.S.C. 5220 (a)(1)

Additionally, if the tenant in possession has in effect a valid and existing bona fide lease the purchaser at the foreclosure sale takes the residential real property subject to any remaining term of the lease.

The Act, however, does not apply where the purchaser at the foreclosure sale is not the bank or an investor but a purchaser who intends to occupy the property as a primary residence.

For the new law to apply a bona fide lease must be entered into prior to the date of the notice of foreclosure, which is defined as ?the date on which complete title to a property has been transferred to a successor entity or person as a result of an order of a court or pursuant to the provisions in a mortgage, deed of trust, or security deed.?

As defined by the act, a bona fide lease is one in which: (1) The mortgagor or the child, spouse, or parent of the mortgagor under the contract is not the tenant; (2) the lease or tenancy was the result of an arms-length transaction; and (3) the lease or tenancy requires the receipt of rent that is not substantially less than fair market rent for the property. 12 U.S.C. 5220 (a)(2)

The protections afforded by this new law will be in place till December 31, 2014, when they are set to expire.

At the White House Friday, there was what looked to be a quite frosty meeting between President Obama and Israeli Prime Minister Benjamin Netanyahu. The Israeli leader is angry with the way Obama has tried to revive Israeli-Palestinian peace talks. Both men put on their game faces Friday as they sat in front of the cameras ? acknowledging their differences and the difficulties that lie ahead.

At the White House today, the meeting between President Obama and the Israeli Prime Minister appeared to be frosty. Benjamin Netanyahu has expressed anger with the way Mr. Obama has tried to revive Israeli-Palestinian peace talks.

Today, both men put on their game faces and acknowledge their differences, as NPR's Michele Keleman reports.

MICHELE KELEMAN: Israeli's were furious with one paragraph in President Obama's speech yesterday when he publically endorsed the idea that negotiations on borders between Israel and Palestine should be based on the 1967 lines. Those were the boundaries before Israel occupied the West Bank and Gaza. Netanyahu, at the White House today, adamantly rejected that.

Prime Minister BENJAMIN NETANYAHU (Israel): While Israel is prepared to make generous compromises for peace, it cannot go back to the 1967 lines because these lines are indefensible.

KELEMAN: The body language was tense. President Obama, his hand resting on his chin, watched Netanyahu intently as he laid down his red lines on key issues. The Israeli prime minister said on the issue of the right of return for Palestinian refugees, quote, "thats not going to happen." And he rejected the idea of talking to the Palestinians if the militant group Hamas is part of the government.

Prime Minister NETANYAHU: Hamas has just attacked you, Mr. President, and the United States for ridding the world of bin Laden. So Israel, obviously, cannot be asked to negotiate with a government that is backed by the Palestinian version of al-Qaida.

KELEMAN: President Obama agreed that the Palestinian government's unity deal with Hamas complicates prospects for negotiations. He also repeated U.S. support for meeting Israel's security needs.

President BARACK OBAMA: Obviously, there are some differences between us in the precise formulations and language and that's going to happen between friends. But what we are in complete accord about is that a true peace can only occur if the ultimate resolution allows Israel to defend itself against threats.

KELEMAN: Some analysts have been puzzled by Netanyahu's angry tone. After all, says Scott Lasensky of the U.S. Institute of Peace, the language President Obama used on the 1967 borders was only slightly different from what others have said.

Mr. SCOTT LASENSKY (U.S. Institute Of Peace): The president of the United States did not go into a room and come up with this formula on his own. These are formulations that the United States and the parties have been dancing around for years.

KELEMAN: Still, Lasensky says, how those words are perceived in the region can be different.

Mr. LASENSKY: In Israel, where the politics in this current Israeli government are quite strident and where, I think, many in this Israeli government are trying to desperately hold on to a status quo which is quickly evaporating, any American position that is a departure is a worrisome one and seems to have left them panicked.

KELEMAN: A former Israeli negotiator, Daniel Levy of the New America Foundation, says Netanyahu is not giving the U.S. anything to work with, even as President Obama warns that the changes in the region make peace more urgent than ever.

Mr. DANIEL LEVY (New America Foundation): In that changing region of popular uprisings, of democracy where public opinion matters, to have the Palestinians still denied their freedom and to have America having to carry that on its back, running cover for Israel, is a huge problem for America and Israel. And he was hoping that the Israeli prime minister would see the enormity of the hour and respond. The Israeli prime minister has chosen to dig in.

KELEMAN: Levy says Netanyahu showed his true colors today and the dividing line was clear. What's less clear is whether Israel or the U.S. can now find a way to head off the Palestinian plans to give up on any peace process and try to get the United Nations to recognize an independent state of Palestine.
